Type: Full Time/Hourly

Minimum Experience: Three years of property management or related maintenance with one year or more of supervisory leadership experience. GED or high school diploma required.

We are hiring for an Assistant Maintenance Manager for Willowbrook apartments in Boothwyn, PA.

Pay & Benefits

Role & Responsibilities

As the Assistant Maintenance Manager your responsibilities will include:

  • Maintain a world class level of customer service
  • Respond quickly and courteously to resident requests for maintenance service, troubleshoot and take the appropriate action to repair and/or restore service within the standards for quality and the timelines that have been established by the Company
  • Organize, prioritize, and complete service requests in accordance with company policy
  • Maintain repair parts inventory within appropriate budget requirements and ensure availability of repair parts and ordering all materials needed to operate and maintain the community
  • Ensure the community always has excellent curb appeal
  • Work with Service Manager to control expenses
  • Responsible for maximizing conservation of utilities (e.g., set HVAC to lowest setting in vacant units)
  • Participate in an ongoing community maintenance and improvement plan in conjunction with the community preventative maintenance plan
  • Obtain competitive bids on major turnkey expenses
  • Comply with federal, state, and local laws pertaining to the daily operation of the community and Fair Housing
  • Inspect grounds, buildings, and other property features daily to minimize liability and safety concerns
  • Report all liability and property incidents to the regional property manager immediately. Ensure that all workers' compensation claims are reported, and the proper paperwork is completed

About You

You might be a great fit for this role if you have:

  • Solid hands-on skills and knowledge of all aspects of maintenance repair and service to include electrical systems, plumbing, appliances, painting/drywall, carpentry, heating, and air handling systems as well as the safe use of hand tools and handheld power tools
  • Excellent communication skills demonstrating verbal and written expression, active listening, and ability to interact with residents and team members
  • Service oriented and committed to providing consistently high levels of resident satisfaction.
  • Must be able to diagnose problems with and repair the following:
    • Major appliances
    • HVAC (EPA Certification)
    • Basic - Intermediate plumbing
    • Basic - Intermediate electrical (when no license required)
    • Drywall
    • General carpentry
    • Roofs and gutters
    • Irrigation maintenance and repairs
    • Ice and snow removal
  • Must be able to use general maintenance equipment including, but not limited to hand tools, ladders, refrigerant, recovery units, and vacuum pumps, landscaping equipment, shampooers, blowers, sandblaster, pool chemicals and required safety equipment
  • Must supply own tools to be able to handle the majority of service requests
  • Some evening and weekend on-call shifts will be required
  • Basic to intermediate skills with MS Word, Excel, Outlook, internet, and the ability to learn property management related software in use by the company
  • Must be able to lift and carry items in excess of 50 lbs., and to be physically active for most or all of an eight-hour shift
