Manager Site Analytics
Summary of Position (Job Purpose) - Major purpose and functions of the position.
The Manager of Real Estate Site Analytics is responsible for leading a team in developing and incorporating spatial and financial analytics into Dollar Tree’s existing real estate planning and site selection process. The Manager will leverage forecasting processes and market plans to maximize the financial performance of store deployment. This role will analyze and communicate performance trends to Finance and Real Estate business partners to drive decision making.
Principal Duties and Responsibilities - Primary responsibilities listed in order of importance
1. Lead a team responsible for incorporating financial and spatial analytics techniques into the site selection process for all banners – Dollar Tree, Family Dollar, and Dollar Tree Canada
Identify and understand significant drivers of sales
Generate enterprise sales and profitability projections for new/relocating/expanding stores via thorough analyses involving the use of statistical models and analog store comparisons.
Support development and maintenance of ROI templates and financial modeling. Understand and communicate critical drivers of profitability and cost structure to optimize investment decisions.
Forecast cannibalization impacts on existing stores.
Present findings to Senior Management in Real Estate Committee.
Ensure sales forecasting duties of team are completed accurately and expeditiously.
2. Provide guidance for banner real estate decisions based on financial performance, market plans/potential, and competitor activity.
Develop and implement improved techniques to analyze new/relo/rebanner/closing scenarios in support of Leasing and Portfolio team
Support sales forecast modeling process
Perform post store opening audits of sales forecasts to continuously improve the forecasting process
3. Lead development and execution of planning processes to optimize markets.
Participate with Real Estate, Operations, Asset Protection, and Sr. Management in developing strategies to determine the optimal deployment of stores in a market, by banner.
4. Responsible for timely and accurate reporting by banner, on store growth, performance, and market factors influencing sales, highlighting key trends.
Leverage enterprise data systems to query and organize data for reporting.
Communicate with report recipients to ensure understanding.
Research new opportunities to improve data flow and decision making.
Minimum Requirements/Qualifications - Summary of knowledge, experience and education required.
Bachelor’s degree in business, geography, or a quantitative field
Minimum 5+ years of related experience
Experience leading, managing and developing a team.
Knowledge of and experience with statistical analysis and regression-based modeling
Strong working knowledge of GIS and high proficiency in Microsoft Excel
Strong analytical and problem-solving skills with ability to effectively manage large amounts of data
High level of initiative, willingness to assume responsibility, and ability to multi-task while meeting multiple deadlines
Attention to detail required
Willingness to travel (5% – 10%)

Retail experience
Graduate degree in business or a related quantitative field
