European Real Estate Development Director
The European Real Estate Development Director will report to the Executive Vice President, Finance and will be responsible for the overall management and execution of the European Real Estate strategy including strategic planning and site selection, deal negotiation, executive presentations, entitlement and permitting for potential data center locations. This position will support all facets of strategic real estate to include day-to-day coordination activities of assigned duties and projects. Projects and duties may include feasibility analyses, due diligence, procurement, acquisition of new real estate and project management of ancillary real estate activities.
RESPONSIBILITIES, other duties may be assigned
Develop a real estate strategy that aligns with overall Enterprise strategies and initiatives to include strong working relationship with business leaders, brokers, landlords and developers.
Develop and deliver impactful presentations to convey facts, articulate strategies and build alignment on real estate strategy.
Coordinate internal and external project team members from various departments for real estate activities including project management, risk management, asset management, leasing, legal, finance and budgeting.
Perform and oversee due diligence real estate tasks with respect to zoning, title, environmental risk and other potential barriers to development. Research zoning ordinances and entitlement processes with legal counsel and other professionals.
Coordinate with consultants and municipalities to address acquisition, infrastructure, entitlements and permits.
Prepare requests for proposals, manage RFP process, analyze proposals for assigned projects and make recommendations in accordance with approved pro-forma.
Assist in the negotiation of purchase and sale agreements, etc. as necessary and applicable to assigned projects.
Negotiate professional service agreements with engineers, planners, consultants, surveyors, and other professionals as required. Act as a liaison with third-party partners if applicable. Ensure receipt of, and fully review, any required reporting from such partners.
Constantly and proactively monitor progress, budget, schedule and affordability for real estate projects and any other metrics as identified, and report any variances, unexpected trends, or other issues.
Research and monitor local real estate sub markets and industry trends. Track competition, comparable lease transactions, regional trends, and overall general market conditions.
BASIC QUALIFICATIONS
Eight plus years commercial real estate experience
Bachelors degree or equivalent experience
Five or more years of work experience in the Data Center Industry sales/ business development (including but not limited to Cloud, Colocation, Telcom or Network).
Working knowledge of the data center industry is essential.
PREFERRED QUALIFICATIONS:
Bachelors Degree in IT, Engineering, Business, Finance or Real Estate
Experience with enterprise and hyper-scale clients preferred.
Experience in helping customers with colocation and cloud strategy preferred
KNOWLEDGE, SKILLS & ABILITIES:
Extensive knowledge of principles, policies, and practices relating to real estate transactions
Proven lease negotiation skills.
Strong communications (both written and verbal) and presentation skills.
Knowledge of real estate markets, industry analysis and best practices.
Demonstrated leadership and track record of successful engagements/initiatives requiring coordination of cross-functional team members.
Advanced proficiency in financial modeling and analysis.
Ability to travel extensively.
Ability to analyze qualitative and quantitative information and translate into strategic deliverables.
Excellent interpersonal and customer service skills.
Knowledge of engineering and architectural plans.
Ability to understand complex legal documents such as joint venture agreements, land contracts, title restrictions, and other documents related to real estate.
