Job Description

SKILLED NURSING FACILITY - Maintenance Assistnat/Technician

The primary purpose of Plant Operations Staff is to maintain the grounds, facility, equipment in a safe and efficient manner in compliance with applicable federal, state, and local standards, guidelines and regulations to ensure a safe, comfortable, home-like environment.

JOB REQUIREMENTS

  • Must possess, as a minimum, a 10th grade education. Prefer HS graduate or GED.

  • Must be able to read, write, speak, and understand the English language.

  • Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the public.

  • Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance work areas.

  • Must have the ability to minimize waste of supplies, misuse of equipment, etc.

  • Persons who have been found guilty of abuse, neglect, exploitation, or mistreatment or misappropriation of property by a court of law; or a finding in the State nurse aide registry are not eligible for employment in this position.

  • On-the-job training provided. Prefer experience with electrical and mechanical systems.

Performs routine maintenance and repair work including, but not limited to:

  • Follows prepared schedule for performance of preventive maintenance, striving to allot part of each day to these duties.

  • Conforms to approved budget by ensuring supplies are used in an efficient manner to avoid waste.

  • Lubricates and cleans parts of electrical and mechanical equipment as assigned; reports mechanical problems to the Director of Plant Operations.

  • Maintains documentation of maintenance activities including accurate records of replacement parts and materials used.

  • Maintains required logs/documentation on following in accordance with the Life Safety Documentation and OSHA compliance including but not limited to: fire alarm test reports, smoke/heat detectors, sprinkler inspections, emergency generator logs, range hood suppression systems, Fire extinguishers, hood and duct cleaning, door locking devices, water temperatures, water hardness, fire and smoke wall and dampers, fire and smoke doors, fire drills, disaster drills, door alarm drills, flame spread certification, boiler vessel certification, elevator certification, facility service contracts, medial wage manifests, confined space documentation, survey documentation, material safety data sheets, lock out/tag out program.

  • Maintains electrical and mechanical equipment in good working order; Adjusts functional parts of devices and control instruments, lubricate and clean parts, as needed. Cleans/changes filters as required based on environment of facility.

  • Lubricates commode chairs, wheelchairs, shower chairs, wheeled Geri-chairs, drug carts, etc.; Repairs outdoor chairs and benches; Reports serious failures and problems to the Director of Plant Operations.

  • Investigates causes of wall/door/frame damage, which might be contributed to protruding bolts or etc. on carts, dollies, or chairs and repair problems.

  • Checks light bulbs and exit lights, room temperatures, circuit breakers, temperature in cooler and freezers, and nurse call system and makes necessary adjustments and repairs.

  • Replaces burned out light bulbs, to include, exit lights, overhead lights, fluorescent lights, room call lights, etc., and performs cleaning duties wherever necessary.

  • Services heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.

  • Cleans lint, dust, and dirt from dryers, vents, and heat registers in patient rooms and other areas; Cleans condenser coils in refrigeration units; Hoses out garbage cans; Washes windows and screens outside the building; Cleans ice machines.

  • Keeps grounds cleared of debris; Collects and disposes of leaves and refuse in keeping with local code.

  • Checks bedrails, toilet seats, and grab rails for security and proper functioning. Checks windows for presence of screens and glass.

  • Ensures proper functioning of power generator, time clock, exhaust fans, water fountains, toilets, and drains; Balances scales and checks operation of elevators, if applicable.

  • Checks fire extinguishers for correct position, charges, and storage; Tests smoke detectors and checks operation of and lubricates fire doors.

  • Implements organization’s Lockout/Tagout program.

  • Works jointly with Environmental Services staff to services floors, all patient rooms, baths, lounges, nurses’ stations, and offices as assigned.

  • Moves equipment as directed by the Director of Plant Operations, Director of Health Services, and/or the Executive Director.

  • Maintains general plant and facility in good repair, ensuring a safe, clean, and orderly environment.

  • Performs any miscellaneous work assignments as may be required.
