Our client is one of the largest commercial property management companies, actively growing its commercial portfolio in Southern California with a focus on sustainability and diversity that needs a strong, quality service minded Regional Director of Engineering for its southern California region with active facilities and space management.


Job Description - The Regional Director of Engineering is responsible for working with Property Management and the regional engineering leadership in implementing and maintaining the energy management systems, preventative maintenance, quality standards, operating objectives and goals of building owners of class A commercial office and industrial portfolios. With excellent resource and project management and engineering knowledge, the primary responsibility of the Regional Director of Engineering to ensure a safe, efficient and comfortable environment for building tenants and to maintain the building’s value, extending the life of the building systems and infrastructure with a strong emphasis on service excellence. With excellent communication and planning skills, the Regional Director of Engineering will work with building team members to support the critical infrastructure of the buildings. Additional responsibilities for the Regional Director of Engineering include the following:


Responsibilities:

  • Support Asset Services property and regional operations teams nationwide. Create and maintaining cohesion with property managers and engineers by ensure both teams work together to deliver operational excellence to our clients.
  • Ensure accountability through the creation and deployment of best practices in preventative maintenance, client service delivery, and overall building operational efficiency for the region.
  • Manage Statewide regulatory adherence to law/code.
  • Meets the needs of the tenants and their lease agreements.
  • If applicable, work with the union to ensure we are adhering to all contracts.
  • Monitor and oversee plant operation, note standard and non-standard conditions and know when to seek assistance from outside vendors.
  • Assure all equipment is operated and maintained within the manufacturer’s specifications and the operating guidelines of the property.
  • Understand and establish or improve preventive maintenance and overhaul schedules for all equipment and mechanical systems within the project.
  • Monitor and control the effectiveness and efficiency of energy usage without compromising tenant comfort. Maintain/Update EPA Energy Star Portfolio Manager and Transwestern Utility Analysis programs each month.
  • Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.
  • Prepare and update any monthly Engineering reports and provide a copy to Regional Asset Services Leadership team.
  • Execute performance testing on equipment using the appropriate tools/equipment (refrigerant gauges, thermometers, volt-ohm and amp meters, etc.).
  • Respond appropriately to and assist emergency response personnel, at any time when on duty or on call.
  • Create consistent inspection procedures for both internal, and client specific inspections.
  • Support Energy Star, LEED, WELL programs and ensure all local utility rebate programs are maximized nationwide.
  • Recruit, hire, and train high level talent.


Requirements:

  • 10+ years of progressively responsible facilities engineering experience in a commercial property, tenant management setting
  • Extensive electrical, mechanical & plumbing knowledge of commercial facilities with a very strong background in critical building operations.
  • Technically proficient in operations of Building Management Systems, Life Safety Systems, and CMMS.
  • Ability to analyze and understand contracts and vendor agreements
  • Technically proficient in preventative maintenance, work order tracking, and construction
  • management technology systems/software.
  • Responsibilities may require an adjusted work schedule, overtime, and evening/weekend hours in order to meet deadlines.
  • The ability to meet deadlines, accomplish work in order of priority; professionally maintain composure & effectiveness under pressure and changing conditions
  • CFC Universal, CEM/CPE and LEED GA or LEED AP desired
  • Travel required


Education:

  • Bachelor’s degree required
