Job Description

Seeking an Owner’s Representative to manage all aspects of construction for non-profit and government agency projects.

Position Requirements:

  • Bachelor’s Degree in engineering/architecture and/or construction related field from an accredited college or university
  • 8 years of full-time experience as project manager/owner’s representative in construction/construction management or design
  • OSHA 30 certification will be required
  • Must be authorized to work in the United States
  • Must be willing to undergo a background check, in accordance with local law/regulations

Responsibilities:

  • Evaluate bid proposals and provide consultation regarding design, scope of work, estimating, scheduling, and construction.
  • Review contractor cost estimates and value engineering proposals for validity.
  • Participate in evaluation and selection of general contractors.
  • Participate in contract negotiations and review construction documents
  • Oversee submittals, RFIs, and licensing agreements processes.
  • Facilitate procuring relevant construction permits and licenses.
  • Serve as liaison, maintaining clear communication and a positive working relationship between the architect, contractors, suppliers, investors, and other stakeholders.
  • Oversee and coordinate with the general contractor, design, and engineering team.
  • Oversee construction activities and conduct on-site inspections.
  • Ensure compliance with contract documents and specifications.
  • Meet with clients and design teams from inception to completion of project.
  • Coordination with design professionals to work through all project issues and develop proper filing strategies.
  • Assist/prepare and review all required documentation for filing with all City Agencies as determined by project.
  • Attend project meetings with design team and contractors.
  • Prepare job specific reports and tracking logs and update clients.
  • Perform plan review with architect to ensure code/zoning compliance and troubleshoot projects’ resolution.
  • Coordinate with project coordinators and field expediters to ensure that all outgoing work is being processed timely and accurately with City Agencies.
  • Act as Owner’s Representative with primary responsibility for all phases of various related projects/program.
  • Assist in the development and management of the project strategic plans to meet the goals and needs of the Owner.
  • Manage and coordinate all aspects of the project, including the budget, schedule, operational needs, procedures, Client Standards, design team, QA/QC program requirements, as well as individual roles and responsibilities.
  • Coordinate with the Architect, Contractor, and other project team members to meet the project objectives and resolve issues.
  • Assist in the documentation submission of statutory project documentation and approvals related to the project work.
  • Review, understand, and manage procedures for handling changes to the contract documents, monthly valuations, drawing submissions, change orders, substitutions, etc.
  • Document the status of the project, all meetings and correspondence to properly communicate within the project team and develop the project documents.
  • Develop scope, budgets, and schedules for assigned projects.
  • Interact and negotiate with contractors and subcontractors.
  • Prepare/update project status reports, process purchase orders and invoices, update tracking reports and maintain files for due diligence and financials.

Compensation based on experience.



Company Description

WPA is a woman-owned Owner's Representative firm and we manage construction projects for mostly nonprofits including schools, hospitals, libraries, etc. in the New York City area. We have been in business for over 25 years and have completed well over 400 projects. We currently have somewhere between 40-50 employees.

Because we are a woman-owned firm we are on contracts with larger Construction Management firms such as LiRo, Hill International, Jacobs, Tectonic, Gilbane, etc. and we help them to meet their WBE goals. We provide Project Managers, Inspectors, Estimators, Office Engineers and so on. Currently we are on about 10-15 different contracts.
